The Shopper Real Estate: Industrial Update On Orchard Hills And More

The local real estate market as a whole is booming. Industrial real estate development in Coweta County is especially strong.
One of the largest projects is the development where Orchard Hills is on Hwy 16, near Gordon Rd. This property was once Orchard Hills Golf Course. I learned to play golf at Orchard Hills and have many fond memories out there. That being said, this development is great for jobs and will have a huge economic impact on Coweta.
The Orchard Hills Business Park project is being managed by the Meadows Development Corporation. According to the Orchard Hills Business Park website, they have developed over 2,000 acres of major office, industrial and business park properties. The Orchard Hills development will take place on 281 acres. The site plan can be accessed on their website (orchardhillsbusinesspark.com).
The plan includes a one million square square foot building, 478,000 sq.ft. building, a 425,000 sq.ft. and several other buildings including medical and office buildings, retail, ponds and a “neighborhood” grocery store. Andre Howard and John T Bourbonnais are partners of the Meadows Development corporation and Jason Morganroth is listed as an investor on the Orchard Hill Business Park Website. Andre and John both reside in Atlanta.
There are several other large industrial and commercial plans under review right now. In fact, Kawasaki has already started construction on their expansions, buildings 100, 200 and 300 at 60 N. Amlajack Blvd, in Newnan. Covered RV Storage of Georgia, LLC submitted a plan last fall to Coweta County for a 154,925 sq.ft. building near the business park at Orchard Hills on Hwy 16. Danko Concrete Construction submitted a plan for review on 1/16/2018, for an 11,000 sq.ft. building on Coweta Industrial Parkway, which is part of the area that the organization Pattillo developed, by the Sharpsburg-McCollum exit off I-85. Not far away, there is a project titled “Northpointe Business Center” submitted on 8/24/17 on Raymond Hill Rd that would occupy 7,200 sq.ft. of building.
With much of the real estate focus on housing, it is important we do not forget the tremendous impact that industrial real estate has on the county tax base and job opportunities. Newnan and Coweta County is a growing area for industrial occupants. The Coweta County Planning and Zoning Department is an excellent resource for more information on these projects.
